We have access to proprietary tools and data that are not available to the general public.  Through years of talking to property owners on a daily basis, we have a database full of contacts and property information along with an understanding of local market trends and hidden/exclusive properties that may be coming on the market, 

With years of experience negotiating deals, we know fair-market values, which properties are well-managed, which Landlords are more willing to negotiate, whether a Seller's assumptions on a pro forma are reasonable, etc. - knowledge that you may not have.
